What makes VA loans different
Down payment flexibility
VA guidelines give eligible buyers with available entitlement a lot of flexibility on down payment, so you can keep more of your savings in the bank. Ask how much you’d actually need.
No monthly mortgage insurance
VA loans use a one-time funding fee instead of monthly mortgage insurance, and veterans receiving VA disability compensation are generally exempt from the fee.
Use it more than once
Your entitlement can be restored after a VA loan is paid off, and in some cases you can have more than one VA loan at a time.
Getting started
Your Certificate of Eligibility
The Certificate of Eligibility (COE) shows the lender your service qualifies you for the benefit and how much entitlement you have available. In most cases I can request it for you electronically during the application.
If the system can’t confirm your eligibility automatically, I’ll let you know which documents to send, such as a DD-214 for veterans or a statement of service for active duty.

Common questions
VA loan FAQ
Is a VA loan only for first-time buyers?
No. You can use the VA benefit on your first home or your fifth, as long as you have entitlement available and the home will be your primary residence.
Do I have to pay the VA funding fee?
It depends. Veterans receiving compensation for a service-connected disability, eligible surviving spouses receiving Dependency and Indemnity Compensation, and certain other borrowers are exempt. The fee can usually be financed into the loan. Current fee details are published at VA.gov.
Can I get a VA loan with less-than-perfect credit?
The VA doesn’t set a minimum credit score; lenders set their own guidelines. Because I work with multiple lenders, I can look for one whose guidelines fit your situation.
Can I buy a multi-family property with a VA loan?
Yes. You can buy a 2–4 unit property with a VA loan if you live in one of the units. Rental income from the other units may help you qualify.
