Getting around
Route 42 and the Atlantic City Expressway, Route 55, I-295 and the New Jersey Turnpike connect the county to Philadelphia, Camden, the shore and Delaware. The Commodore Barry Bridge links the county to Pennsylvania's Delaware County. Many buyers here work in Philadelphia or along the river and want more space for their budget.
Housing across Gloucester County
River towns and older boroughs have older homes and twins. The big suburban townships have subdivisions from the 1960s onward plus townhomes. Out toward the farms, you'll find larger lots, newer construction and some wells and septic systems. Near Rowan University, some buyers look at homes with an eye toward rental income, which brings up DSCR loans and owner-occupied 2-4 unit options.
Local housing context
Gloucester County sits south of Camden County along the Delaware River, with Woodbury as the county seat. The northern towns near Route 42, Route 55, I-295 and the NJ Turnpike are mostly established suburbs, while Harrison, Woolwich, Elk, Franklin and South Harrison townships still have farmland alongside newer subdivisions. Glassboro is home to Rowan University. Rural properties can have private wells and septic systems, which may need testing for an appraisal, and some addresses may qualify for a USDA loan; check the USDA eligibility map for the exact address.
VA loans for Gloucester County veterans
A VA loan has no monthly mortgage insurance and can be used on new construction or resale homes that meet VA minimum property requirements. I can request your Certificate of Eligibility and compare lenders for you.
FHA and first-time buyers
FHA loans and conventional loans are common choices for first-time buyers here, and some buyers may also qualify for county or local down payment help. See first-time buyer loans and NJ DPA or the free NJ First-Time Homebuyer Guide.
Investors: DSCR and rentals near Rowan
Rentals around Glassboro and older homes in river towns like Paulsboro and Woodbury draw investors. A DSCR loan qualifies mainly on the rent; see DSCR & investment loans in South Jersey. Many towns require rental registration or inspections, and New Jersey's lead-safe law covers many rentals built before 1978.
Self-employed, refinancing or tapping equity
Business owners can look at bank statement loans. Homeowners can ask about a rate-and-term or cash-out refinance for renovations, debt consolidation or other goals.
Credit challenges and second looks
A past late payment, collection or credit setback does not automatically rule out a home loan in Gloucester County. Each lender sets its own guidelines above the FHA and VA minimums, and as a broker I can compare several lenders to see which ones fit your history. Homeowners with equity and bumpy credit can also ask about a cash-out refinance. All loans are subject to credit approval.

All of them, including Washington Township (Sewell, Turnersville), Deptford, Glassboro, Monroe Township (Williamstown), Harrison Township (Mullica Hill), Mantua, West Deptford, Woolwich, Swedesboro, Woodbury, Pitman, Franklin Township and Logan Township.
Could a Gloucester County home qualify for a USDA loan?
Some can. USDA eligibility is set by address, and parts of the more rural townships may qualify while denser areas may not. Check the USDA eligibility map for the exact address, and income limits apply.
Do you help parents buying near Rowan University?
Yes. Parents sometimes buy a home for a student to live in. Whether it counts as a second home, an investment or a non-occupant co-borrower situation depends on the details, so ask before you shop.
What is the FHA loan limit in Gloucester County?
Gloucester County is in the Philadelphia-Camden-Wilmington metro area and shares that area's FHA limit, which HUD updates each year. Check HUD's lookup or ask me.
Can I buy new construction in Gloucester County with FHA or VA?
Often, yes, if the builder and property meet program requirements. Ask me early so we can match the loan to the builder's timeline.
