USDA Home Loans in New Jersey, Pennsylvania & Florida

USDA Rural Development guaranteed loans for moderate-income buyers in eligible areas, which include more of South Jersey and Pennsylvania than many people expect.

Plain-English guide

What a USDA loan is

The USDA Single Family Housing Guaranteed Loan Program (often called a Section 502 Guaranteed loan) helps moderate-income households buy a primary home in eligible rural and suburban areas. A private lender makes the loan, and the U.S. Department of Agriculture's Rural Development agency guarantees part of it. That guarantee lets lenders offer financing with flexible down payment requirements to buyers who meet the program's rules.

Plain English: if the home is in an eligible area and your household income fits, USDA can be a strong option for buying with limited savings.

Location: "rural" is broader than you think

Eligibility is based on the property address, not on whether it feels like farm country. Parts of Burlington, Atlantic, Cumberland, Salem, Gloucester and Ocean counties in New Jersey, much of Pennsylvania outside the big metro cores, and many Florida communities have shown up as eligible on the USDA map. Maps are reviewed periodically, so always check the specific address on the USDA eligibility site before you make an offer. I'm happy to check addresses for you.

Household income limits

USDA looks at total household income, which can include adults in the home who aren't on the loan. Limits vary by county and household size and are published on the same USDA eligibility site. The lender also verifies that you can repay the loan, using your credit history, income, and debts.

Plain English: USDA is for moderate incomes, so earning too much can actually rule it out. We'll check that early.

The USDA guarantee fee

Instead of private mortgage insurance, USDA loans have an upfront guarantee fee, which can usually be financed, and an annual fee paid monthly. USDA publishes the current fee levels, and I'll show the exact figures on your Loan Estimate.

Property and occupancy rules

The home must be your primary residence and must meet USDA property standards. Working farms and income-producing properties aren't eligible. Most single-family homes, and some condos and townhomes, can qualify if they're in an eligible area.

USDA vs. VA and FHA

If you're a veteran or service member, compare USDA with a VA loan, which has no income limits or location rules. If the address isn't USDA-eligible or your income is above the limit, an FHA or conventional loan may fit, possibly paired with down payment assistance.

USDA for military families near Fort Dix and McGuire

Several towns around Joint Base McGuire-Dix-Lakehurst, including parts of Burlington and Ocean counties, have historically included USDA-eligible addresses. Service members and veterans buying near the base often compare USDA with VA side by side. VA usually comes out ahead for eligible borrowers because it has no income limits, but families who have used their VA entitlement on another home sometimes find USDA useful. I can check both for any address you're considering.

How the process works

  1. Check the address and household income on the USDA site, or send them to me.
  2. Get pre-approved with a USDA-approved lender.
  3. Shop for a home in an eligible area and make an offer.
  4. Appraisal and underwriting by the lender, then final review by USDA Rural Development.
  5. Close and move in.

The extra USDA review can add a little time, so I plan closing dates with that in mind.

FAQ

Common questions

Is USDA only for farms?

No. USDA guaranteed loans are for primary homes in eligible areas, and many of them are suburban or small-town neighborhoods. Working farms are not eligible.

How do I know if a home qualifies?

Enter the address on the USDA eligibility website, or send it to me and I will check it for you.

Do I have to be a first-time buyer?

No. USDA does not require first-time buyer status, but you generally cannot own another adequate home nearby.

Is there an income limit?

Yes. Total household income must be at or below the USDA limit for your county and household size.

Can I use USDA to refinance?

USDA offers refinance options for existing USDA loans. Other homeowners usually look at conventional, FHA, or VA refinances.
