Camden County, NJ Home Loans

From the PATCO towns to the suburbs along Route 73 and the Pinelands edge, I help Camden County buyers, veterans, investors and homeowners. I'm David J. Hutchison II, a loan officer based in Medford, NJ.

Towns I serve in Camden County

I work with clients in Cherry Hill, Voorhees, Haddonfield, Collingswood, Haddon Township (Westmont), Haddon Heights, Audubon, Oaklyn, Pennsauken, Gloucester Township (Blackwood, Sicklerville), Lindenwold, Berlin, Pine Hill, Gibbsboro, Winslow Township, Waterford and the City of Camden.

Don't see your town? I help borrowers in every town across New Jersey, Pennsylvania, and Florida — just ask or call/text (609) 665-3460.

Commuting is a big part of the story

The PATCO Speedline runs from Lindenwold through Haddonfield and Cherry Hill's Woodcrest and Ashland stops on to Center City Philadelphia. Add I-295, the New Jersey Turnpike, the Atlantic City Expressway, Route 42 and Route 70, and it's easy to see why buyers who work in Philadelphia look here. I'm licensed in New Jersey and Pennsylvania, which helps when you're selling on one side of the river and buying on the other.

Housing across Camden County

The older boroughs have rowhomes, twins and smaller single-family homes that work well as starter homes and are popular with investors. Haddonfield has a large historic district. Cherry Hill and Voorhees have mid-century neighborhoods, newer developments, townhouse communities and condos. Older homes may need repairs that come up during an FHA or VA appraisal, and condos need to be in a project the loan type allows, so I check both early.

Local housing context

Camden County runs from older inner-ring boroughs next to Philadelphia out to larger suburban townships and more rural land toward the Pinelands in Winslow and Waterford. The PATCO Speedline connects Lindenwold, Voorhees, Haddonfield, Westmont, Collingswood and Camden to Center City Philadelphia, and NJ TRANSIT's River LINE and Atlantic City Rail Line also stop in the county. Near transit you'll find twins, row homes and older single-family houses; farther out, larger lots and newer subdivisions. Older homes can bring appraisal items like aging roofs, older wiring or peeling paint, which matter most for FHA and VA loans, so I plan inspection time up front.

VA loans for Camden County veterans

Veterans and service members can use a VA loan with no monthly mortgage insurance, and VA also allows 2-4 unit homes if you live in one unit. I can request your Certificate of Eligibility and compare several lenders, including for military families commuting to JB MDL.

FHA and first-time buyers

FHA loans have flexible credit guidelines and may be paired with county or local down payment help for eligible buyers. Start with first-time buyer loans and NJ DPA or the free NJ First-Time Homebuyer Guide.

Investors: DSCR and conventional rentals

Twins and small multifamily buildings in towns like Collingswood, Audubon, Pennsauken and Camden draw investors. A DSCR loan qualifies mainly on the rent; see DSCR & investment loans in South Jersey and New Jersey's lead-safe certification rules for many rentals built before 1978.

Self-employed, refinancing or tapping equity

Self-employed buyers can look at bank statement loans. Homeowners can talk to me about a rate-and-term or cash-out refinance for renovations or debt consolidation.

Credit challenges and second looks

A past late payment, collection or credit setback does not automatically rule out a home loan in Camden County. Each lender sets its own guidelines above the FHA and VA minimums, and as a broker I can compare several lenders to see which ones fit your history. Homeowners with equity and bumpy credit can also ask about a cash-out refinance. All loans are subject to credit approval.

FAQ

Common questions

Do you work with buyers in Cherry Hill, Voorhees and Haddonfield?

Yes. I work with buyers and homeowners across Camden County, including Cherry Hill, Voorhees, Haddonfield, Collingswood, Haddon Township, Gloucester Township, Pennsauken, Berlin and Winslow. I am based in Medford, NJ, next door in Burlington County, and work by phone, text, video and email.

Can I buy a twin or a 2-4 unit home in Camden County with a VA or FHA loan?

Yes, if you live in one of the units as your primary residence. FHA and VA both allow 1-4 unit owner-occupied homes, and many of the older inner-ring boroughs have twins and small multifamily buildings. Rental income rules vary by program and lender.

What is the FHA loan limit in Camden County?

Camden County is part of the Philadelphia-Camden-Wilmington metro area, so it shares that area's FHA limit, which HUD updates each year. Check HUD's lookup or ask me for the current figure.

Can I use a DSCR loan for a rental in Camden County?

Yes. DSCR loans qualify mainly on the property's rent compared with its full monthly payment, for investment properties only. Check the town's rental registration and inspection rules before you buy.

I'm self-employed. Can I still buy in Camden County?

Bank statement loans use your business or personal deposits instead of tax returns, and can work for owner-occupied homes. Lender guidelines apply.
