Turned Down by Another Lender? It's Worth a Second Look
A no from one lender isn't always a no everywhere. Lenders set their own extra rules on top of program guidelines, so I can look at your file across many wholesale lenders and tell you honestly where you stand.
Why one lender's "no" may not be the final answer
Banks and retail lenders often add their own stricter requirements, called credit overlays, on top of FHA, VA and conventional guidelines. As a broker, I can compare lenders whose guidelines may fit your situation better. Learn more about how overlays work.
Situations I can take a second look at
- Lower credit scores: some lenders follow program minimums more closely than others.
- Manual underwriting: when an automated system can't approve a file, some lenders will have an underwriter review it by hand, for example with a limited credit history or no credit score.
- Past credit events: a past bankruptcy, foreclosure, short sale or collections. Waiting periods and documentation rules vary by program.
- Higher debt-to-income: some programs allow more flexibility with compensating factors.
- Self-employed income: see self-employed and 1099 loans and bank statement loans.
What a second look includes
- We talk through what happened with the other lender.
- I review your income, credit and goals, and check which programs may fit, such as FHA, VA or non-QM options.
- If it isn't a fit yet, I'll give you a practical plan to get there.

FAQ
Common questions
I was denied by my bank. Can a broker still help?
Possibly. Lenders apply their own overlays, so a file one lender declines may fit another lender's guidelines. I can review your situation and tell you honestly what options exist.
What is manual underwriting?
It's when a human underwriter reviews your file instead of relying only on an automated approval system. Some lenders offer it for borrowers with limited credit history or other situations that need a closer look.
Can I get a mortgage after bankruptcy or foreclosure?
It depends on the program, how long ago it happened and your credit since then. Waiting periods differ by loan type. I can check what applies to you.
Will checking my options hurt my credit?
Our first conversation doesn't require a credit pull. If you decide to move forward, I'll explain before any credit check.
Next step

No credit pull and no Social Security number, just a conversation. I'll compare lenders and explain everything in plain English.
