If you're a veteran or service member buying in New Jersey, you may qualify for both a VA loan and an FHA loan. Both are government-backed and both help buyers with smaller down payments, but they work differently. Here's the comparison in plain English.
Who can use each loan
VA loans are for eligible veterans, service members, certain National Guard and Reserve members, and some surviving spouses, according to VA.gov. FHA loans are open to any qualified buyer purchasing a primary residence.
Plain English: if you've served, check your VA eligibility first. Anyone can look at FHA.
Down payment
VA loans offer flexible down payment options for eligible borrowers with available entitlement. FHA guidelines from HUD set the minimum down payment based on your credit score. Lenders can set stricter requirements for both.
Mortgage insurance vs. the funding fee
FHA loans have an upfront mortgage insurance premium plus an annual premium paid monthly. VA loans have no monthly mortgage insurance. Instead, most VA borrowers pay a one-time funding fee, which can be financed into the loan. Veterans receiving VA disability compensation, and certain others, are exempt. See VA's funding fee page.
Plain English: for many veterans, especially those with a disability rating, VA can mean a lower monthly cost.
Credit and qualifying
The VA doesn't set a minimum credit score, but lenders do. FHA has HUD's minimums, and lenders may add their own. Both look at your debt-to-income ratio and residual income or reserves in different ways. This is where using a broker helps: different lenders have different overlays.
The property
Both loans are for primary residences, both allow 1–4 unit homes if you live in one unit, and both require appraisals that check basic safety and condition. Condos need to meet each program's project rules.
Can I combine either with NJ down payment help?
Sometimes. Some down payment assistance options through select lending partners can work with FHA or VA loans, depending on the program. I can review what may fit. Read How NJ Down Payment Assistance Works.
The bottom line
If you're VA-eligible, VA is often worth comparing first, but FHA can still make sense in some cases, such as a co-borrower who isn't a veteran. I'll run both side by side. Learn more about VA loans in New Jersey, or request a quick quote.
