The Lakehurst side of the joint base
The Lakehurst section of Joint Base McGuire-Dix-Lakehurst sits in Ocean County, largely within Manchester and Jackson townships. Navy and joint-base families, along with contractors and civilian employees, often look in Manchester, Jackson, Toms River and Lakewood. VA loans are my main focus, and I can help with your Certificate of Eligibility, the VA funding fee and whether you may be exempt, and a pre-approval you can start before your PCS move.
Shore, suburbs and Pinelands
Near the bay and the ocean, flood zones are a real part of buying. Many properties need flood insurance, and the cost belongs in your budget before you make an offer, so check the FEMA flood map and get an insurance quote early. Inland, the county has many 55+ active-adult communities, particularly around Manchester's Whiting section, plus newer subdivisions in Jackson and Lakewood and rural lots with wells and septic in the Pinelands.
Local housing context
Ocean County is one of New Jersey's largest counties by land area, with Toms River as the county seat. It runs from barrier island towns on Island Beach and Long Beach Island, across Barnegat Bay, to inland suburbs and Pinelands land in Jackson, Manchester and Lacey. Lakewood is one of the fastest-growing towns in the state, and Brick, Toms River and Jackson have large established neighborhoods. Many homes near the bay and ocean sit in FEMA flood zones, so I recommend checking the FEMA Flood Map Service Center and getting a flood insurance quote before you write an offer.
Retirees and 55+ communities
Ocean County has many age-restricted communities, especially in Manchester, Berkeley and Toms River. Retirees can qualify using Social Security, pension or retirement account income, subject to lender guidelines. Some communities have land-lease or association approval rules, so I check those early.
VA loans for Ocean County veterans
Joint Base McGuire-Dix-Lakehurst reaches into Jackson, Manchester and Lakehurst. A VA loan has no monthly mortgage insurance, and I can request your Certificate of Eligibility. See VA loans near JB MDL.
FHA and first-time buyers
FHA loans have flexible credit guidelines and may be paired with county or local down payment help for eligible buyers. See first-time buyer loans and NJ DPA or the free NJ First-Time Homebuyer Guide.
Second homes and shore rentals
Shore homes can be financed as a second home with conventional financing, or as an investment property with a DSCR loan that qualifies mainly on the rent. See DSCR & investment loans in South Jersey, and check the town's rental registration rules before you buy.
Self-employed, refinancing or tapping equity
Business owners can look at bank statement loans. Homeowners with equity can ask about a cash-out refinance for repairs, elevation projects or debt consolidation.
Credit challenges and second looks
A past late payment, collection or credit setback does not automatically rule out a home loan in Ocean County. Each lender sets its own guidelines above the FHA and VA minimums, and as a broker I can compare several lenders to see which ones fit your history. Homeowners with equity and bumpy credit can also ask about a cash-out refinance. All loans are subject to credit approval.

FAQ
Common questions
Do you work with buyers in Toms River, Brick, Lakewood and Jackson?
Yes. I work with buyers and homeowners across Ocean County, including Toms River, Brick, Lakewood, Jackson, Manchester, Berkeley, Stafford (Manahawkin), Barnegat, Little Egg Harbor, Point Pleasant and the Long Beach Island towns. I am based in Medford, NJ, and work by phone, text, video and email.
Do I need flood insurance for an Ocean County home?
If the home is in a FEMA Special Flood Hazard Area and the loan is federally backed or regulated, the lender will require flood insurance. Check the FEMA Flood Map Service Center for the address and get an insurance quote early, because it affects your total monthly cost.
Can I buy a shore or vacation home in Ocean County?
Yes. A second home can use conventional financing if you will use it yourself, and a property you plan to rent out may fit a DSCR loan. FHA and VA require that the home be your primary residence.
I'm retired or near retirement. Can I still get a mortgage?
Yes. Lenders can count Social Security, pension and retirement account income, subject to their guidelines. Many Ocean County homes are in 55+ communities, and some of those have association approval steps to plan for.
Can I use a VA loan in Ocean County?
Yes, for a primary residence that meets VA property requirements. Many service members at Joint Base McGuire-Dix-Lakehurst, which reaches into Jackson, Manchester and Lakehurst, live in Ocean County.
