DSCR & Investment Property Loans in South Jersey
Qualify a rental on its rent instead of your tax returns, or finance an investment property conventionally. Based in Medford, I work with investors across South Jersey.
Two ways to finance a rental
DSCR loans qualify mainly on the property: the expected rent compared with the full monthly payment, including New Jersey property taxes and insurance. They suit self-employed investors and anyone growing a portfolio. Conventional investment loans use your personal income and can work well if your tax returns show it. As a broker I can compare both. Where South Jersey investors buy
In Burlington County, the older river towns like Burlington City, Riverside, Florence and Mount Holly have twins, duplexes and small multifamily buildings near the NJ TRANSIT River LINE. Housing near Joint Base McGuire-Dix-Lakehurst rents to military families. In Camden County and Ocean County, investors look at both long-term rentals and, where towns allow them, short-term rentals.
New Jersey rules to plan for
New Jersey's lead-safe certification law (P.L. 2021, c. 182) requires periodic lead-based paint inspections, generally every three years or at tenant turnover, for many rental units built before 1978. Many municipalities also require rental registration or a certificate of occupancy inspection when tenants change, and some towns restrict short-term rentals. These do not change how a DSCR loan qualifies, but they affect your timeline and costs, so check with the town before you buy.
Taxes and insurance drive the ratio
Because property taxes in New Jersey are a large part of the monthly payment, two homes with the same rent can produce very different ratios. Before you make an offer, I can run the numbers with the actual tax bill and an insurance quote so you know whether the rent is likely to support the loan.
Self-employed and buying a home to live in?
If you are self-employed and buying your own home, look at bank statement loans, which use deposits instead of tax returns.

FAQ
Common questions
What is a DSCR loan?
A debt service coverage ratio (DSCR) loan is a business-purpose mortgage on a rental property that qualifies mainly on the property's rent compared with its full monthly payment (principal, interest, taxes, insurance and any HOA), instead of your personal income.
Can I close a DSCR loan in an LLC?
Many DSCR lenders allow the property to be held in an LLC, with a personal guarantee. Requirements vary by lender.
Can I live in a property financed with a DSCR loan?
No. DSCR loans are for investment properties only. If you plan to live in one unit of a 2-4 unit home, look at FHA, VA or conventional owner-occupied options instead.
Do NJ rental rules affect my loan?
They can affect your timeline and costs. New Jersey's lead-safe certification law covers many rental units built before 1978, and many towns require a rental registration or certificate of occupancy inspection before a new tenant moves in. Check with the municipality.
