Why a Mortgage Broker? Why David J. Hutchison II?

A bank can only offer you its own loans. As a mortgage broker with NEXA Lending, I have access to a panel of 300+ lenders, so one application can be compared across many lenders' programs and guidelines. Here's how that works, and why it can matter for your loan.

What is a mortgage broker?

A mortgage broker is a licensed professional who connects you with a lender instead of lending from one company's own menu. There are two main ways mortgages reach consumers:

  • Retail lending: you apply directly with a bank or mortgage company, and the loan officer can offer only that company's products, under that company's guidelines.
  • Wholesale lending: lenders make their programs available through licensed brokers. The broker takes your application once, compares programs from several wholesale lenders, and manages the loan to closing. The lender you choose funds the loan.

I'm David J. Hutchison II, a licensed loan officer with NEXA Lending (NEXA Mortgage, LLC), a mortgage broker company. NEXA gives me access to a panel of 300+ lenders across conventional, government and specialty programs.

Why use a mortgage broker?

  • One application, many lenders. You share your information once, and I compare programs across multiple lenders instead of starting over at each bank.
  • More program choice. Big banks and retail lenders tend to offer a set menu. Through a broker you can also reach programs many banks don't offer, like DSCR, bank statement and other non-QM loans.
  • A second look when one lender says no. If one lender's guidelines don't fit your credit, income or property, another lender's might.
  • One point of contact. You work with me from pre-approval to closing, whichever lender funds the loan.
  • Side-by-side costs. You get a Loan Estimate to compare, as with any lender. Brokers aren't always less expensive, but you get more offers to compare.

What are credit overlays?

Government and agency programs set minimum guidelines. FHA, for example, allows a minimum decision credit score of 580 for maximum financing (3.5% down), and scores from 500 to 579 with 10% down, per HUD's Single Family Housing Policy Handbook 4000.1.

Individual lenders don't have to lend all the way to those minimums. Many add their own stricter rules, called credit overlays. It's common for big banks and retail lenders to set their own FHA minimum around 620 to 640 or higher. Overlays can also cover debt-to-income limits, recent late payments, property types and more.

Because overlays differ from lender to lender, being turned down at one bank doesn't always mean you can't qualify. Comparing several lenders, which is what a broker does, can often help borrowers find a lender whose guidelines fit. All loans are subject to credit approval.

Loan types I can help with

My focus is VA, FHA and conventional loans, but through NEXA I can place many other loan types:

Program availability varies by state, lender and borrower eligibility.

FAQ

Common questions about mortgage brokers

What is the difference between a mortgage broker and a bank?

A bank or retail lender offers only its own loan products and its own guidelines. A mortgage broker works with many wholesale lenders, so one application can be compared across several lenders' programs and guidelines. The lender you choose funds the loan.

How many lenders can David work with?

Through NEXA Lending, I have access to a panel of 300+ lenders. Lender and program availability varies by state, loan type and borrower eligibility.

What is a credit overlay?

An overlay is an extra rule a lender adds on top of the official program guidelines, such as a higher minimum credit score than FHA, VA or Fannie Mae require. Overlays vary from lender to lender, which is why comparing several lenders can matter.

What is the minimum credit score FHA allows?

Per HUD's FHA guidelines (Handbook 4000.1), borrowers with a minimum decision credit score of 580 or higher may qualify for maximum financing (3.5% down), and scores from 500 to 579 are limited to 90% loan-to-value (10% down). Individual lenders may set higher minimums, and all loans are subject to credit approval.

Is a mortgage broker always cheaper?

Not always. Costs depend on the lender, the program and your situation. What a broker adds is choice: you can compare offers from several lenders and review the Loan Estimate for each, just as you would with any lender.

Do I need perfect credit to work with David?

No. I can often help borrowers with lower scores, past credit events or self-employed income find a lender whose guidelines fit. All loans are subject to credit approval, property eligibility and lender guidelines.

Do I have to meet in person?

No. I'm based in Medford, NJ and work by phone, text, video and email across New Jersey, Pennsylvania and Florida.
