HELOC: Home Equity Line of Credit in NJ
A HELOC lets you borrow against your home's equity as a line of credit while keeping your current first mortgage in place.
How a HELOC works
A HELOC is a second lien on your home. You're approved for a credit line based on your equity, credit and income, then draw what you need during the draw period and repay over time. Many HELOCs have variable terms, so payments can change.
HELOC or cash-out refinance?
- HELOC: keeps your existing first mortgage and adds a second payment.
- Cash-out refinance: replaces your mortgage with a new, larger one and one payment.
Which fits depends on your current mortgage, how much you need and how you'll use it. I'll compare both. See also home equity options.
Common uses
Home improvements, paying down other debt (see debt consolidation), education costs or a cash cushion. Borrowing against your home puts it at risk if you can't repay, so it's worth planning carefully. If your credit is bruised but you have significant equity, see cash-out refinance with bad credit in NJ.

A home equity line of credit is a revolving line secured by your home, usually a second lien behind your first mortgage.
Do I have to refinance my first mortgage to get a HELOC?
No. A HELOC sits alongside your existing mortgage.
Is a HELOC better than a cash-out refinance?
Neither is right for everyone. It depends on your current mortgage terms, how much you need and your plans. I can compare both for you.
